Yes, it's true...Realtors do not know everything!

I am sure there are a host of agents who would turn that around to say, Homeowners do not know everything. Since both are true, how does a seller know when to trust their agent or to trust their gut?

Eileen moved out of her home and relocated to a neighboring town so her ailing husband could be closer to his doctors. She listed her vacant home with an agent who was a member of the community where she had lived. He was the owner of a small, independant company with 2 agents in the office.

Month after month, Eileen's home sat with little or no interest, very few showings and no buyers. Eileen had been watching TV and became interested in the Real Estate shows. Since she was starting to feel desperate and needing to move the house, Staging was looking like a great marketing tool to her. She called me to inquire about our Home Staging Services and said she would speak to her realtor about it. Her agent told her that she didn't need to spend any money on the house.

So six more months passed and Eileen's property was sitting stale. She thought of Staging again and decided to go with her gut which was telling her to try a new strategy to get her home sold since the status quo was definately not working.

She called back, We Staged, Took new photos which the agent posted right away. She had 4 showings in one week and a contract within 12 days of Staging the home!!

  I love transforming homes, and as a professional Home Stager and Designer in the Stroudsburg,PA area, I love it even more when that transformatiom leads to success for sellers! One of our local, Stroudsburg homeowners saw the Staging light when his home sold in only DAYS after he had us Stage his property here in the lovely Pocono Mountains.

Richard was a "Staging Skeptic". His beautiful home in Stroudsburg sat vacant on the market well over a year with no contract in hand. It was fair to say he was feeling a bit jaded about the selling process as his house sat and sat, empty and lonely and longing for a buyer. It was a gorgeous "craftsman" home situated on a lovely property with acres of land. It was not overpriced, but it was cold and hard and empty.

Since nothing was happening, Richard decided to switch realtors and relisted with a fantastic agent with Realty Executives in Stroudsburg, PA who in the first month of listing brought over 30 plus showings.  "But I don't think staging is really going to do anything since my home is so unique and needs a buyer who is looking for something different." Richard told me as we discussed the staging process. Richard had no idea that staging was going to be the very thing that would bring that buyer to his door. We did a light staging to keep the cost down, leaving out some rooms that I would have liked to staged but it was a leap to get this skeptic even this far.

His agent posted the new photos after staging and within days got a call from a buyer.

The Buyer told the agent..."If the house looks half as good in person as it does in the pictures, I'll buy it."...and HE DID!!!

      After a year and over 30 showings with no results, the first person to see the home staged, bought it!

Needless to say...Richard is now a bit Richer and his Realtor sleeps with a big smile on her face because they both know that Staging WORKS !!
